The tenants are always tied into a contract initially for a period of 6 months. Once the contract is at an end it is always a weight off your mind to know that the current tenants (if they are staying for a further period) have signed a legally binding contract. The Gas Safety Certificate has to be carried out yearly by a regulated gas safety engineer. We can provide this service and ensure that it is carried out on your behalf. Since 1st Oct 2008 the law states all rented properties by law need to have an Energy Performance Certificate. This report will show the efficiency of the property on two graphs and will also make suggestions on how to improve the properties energy performance.
If a tenant causes any damage to a property you need to provide evidence of the damage to fight a claim. By doing a full photographic property inventory at the time the tenant checks into the property, if there were any need to make a claim you will have the relevant evidence to prove the damage and therefore be reimbursed.
